I paid 107,000 for my house. Lot is 65k, Garage is 35k, so that leaves 7k is the value of the house. LOL!!!!! So basically I could just tear down the house and live in the garage and still come out almost ahead. The house is in decent shape nothing to write home about but in 10 years when the new house is done it will be worth 500k

Not to put too fine a point on it, but compared to where I live in the north east USA, even today your real estate prices are a bargain. Lake front property that you could build on, even on a "crappy little lake", would run well over a million. Some of this is because of environmental requirements today. You need enough space for two complete septic system leach field beds, far enough from the lake so they will not contaminate it. One bed for the house, the other is the replacement you'll need in about 50 years. This usually means about 200 feet of lake front.

Most of the homes on lakes now won't even let you have a septic system. Must be linked to the city sewer system. This place had 108ft of frontage. I found out later that the lake is infested with Zebra mussels. Anyway $850,000 is way out of my price range. I live on a little crappy little lake in East Troy, WI and mine is listed at $250,000.
Today we are going to look at the A-frame with the Reef Tank ( swimming pool ) in the lower level.
